Mixed Use Overlay District

On August 18, 2004, the County Commission directed staff to form a stakeholders group to review current Title 30 Mixed Use regulations and develop amendments and/or new regulations to maximize it’s potential as a successful growth strategy. 

Twenty meetings with the stakeholders and various other groups resulted in a new Mixed Use Overlay District that was presented to the Planning Commission on Dec. 7 and the County Commission on Dec. 8 (who set a public hearing for January 5, 2005). 

The new ordinance addresses mixed-use development projects that allow for a blend of residential, commercial and recreation development in designated locations. The intent of the ordinance is to provide flexibility and predictability, as it relates to location, height and density.

The need for a new ordinance was due to the growing number of applications Clark County has received for mixed-use projects. Many mixed use proposals call for urban, village-style projects that include high-rise condominiums, restaurants, stores, parks and offices within a single development.
