One day you have desert along Las Vegas Boulevard and Sunset and the next day you have a full blown, premier life style center called Town Square blooming out of the mounds of dirt.  It is amazing what planning and cooperation are able to produce.  Teamwork has been the motto for this project from the start.

 

Turnberry Associates is the owner/developer;  Marnell Corrao Associates is the general contractor/architect for the project.  And there are also several other contributing architectural firms as well as general contractors who are charged with many of the personalized tenant improvements for the retail and restaurant owners.

 

Turnberry initially approached Development Services several years prior to breaking ground.  They had designs to build the standard for lifestyle centers on Las Vegas Boulevard South.

 

“We strive for bigger, better and more unique,” said Paul Rogers, development manger for Turnberry.  They knew Development Services would be a vital partner in the success of this project.

 

This giant endeavor has been a learning experience for all involved.  Development Services has an inspection crew assigned to the project that oversees all building phases from the ground up to the final tenant improvements.  Brenda Liedlich is the Clark County Supervising Building Inspector overseeing Senior Building Inspectors John Gray, Joe Sadler and Jim Thompson, who are on site daily.

 

Town Square's venues include in-line and stand alone restaurants, a high-end movie theatre, retail, offices, parking structures, a fitness club, and free standing buildings.  It is a city within a city without residential.

 

Touring the project while construction was underway was an experience.  Every area was under some phase of construction, but there was a calm, positive atmosphere throughout the project site.   Everyone seemed to enjoy their job.  Even the inspectors had a smile.  Much of that can be attributed to Kathryn Welniak, Project Executive for Turnberry who runs a tight, clean and friendly job site.

 

Every step of the project required teamwork between Turnberry, Marnell and the county’s on-site building inspectors.

 

“Turnberry has been good to work with,” said Tim Johnson, Superintendent for Marnell Corrao Associates.  “There have been several changes as they (Turnberry) design on-the-fly.”  The project will be completed before the end of the year.

 

“This has been a great relationship,” said Brenda Liedlich.   “Our team members have benefitted from this experience.”

 

“Even though we deal with general contractors from all over the United States, we all do it the same way,” John Gray remarked when asked if it was difficult inspecting 165 simultaneous tenant improvements that averaged a 45 day build out and ranged in size and type.

 

Another first for Clark County was approving an elevated left turn fly-over to accommodate the estimated 60,000 to 80,000 cars a day expected to visit Town Square daily.

 

The efficient and timely manner in which this project has progressed is applauded by all parties involved.  And, it all equates to knowledge, respect and teamwork.
